Placing a manufactured home or ADU on private property in Southern California is an excellent opportunity — but it requires thoughtful planning before ordering your home. Each property must be evaluated for zoning, setbacks, grading, utility access, and local permitting requirements.
Site preparation, foundation work, and utility coordination are handled at the property level by licensed professionals. While Galaxy Homes does not perform site work directly, we guide clients through the entire process and can recommend experienced contractors for installation and utility setup.

4. Select & Order Your Home
Once zoning is confirmed and the site is being prepared, Galaxy Homes will help you select the right floor plan for your property and coordinate the factory order. Delivery timing is scheduled once the site is ready, and installation is completed by licensed professionals in coordination with local requirements.
3. Coordinate Utilities & Permits
Utility connections, including water, sewer or septic, electrical service, and gas (if applicable), must be coordinated with local providers. Permits and inspections are handled at the city or county level and must be secured before installation can proceed.

Private property installations require site preparation before delivery. This may include grading, foundation work, soil compaction, utility trenching, and coordination with licensed contractors. The property must be ready prior to scheduling delivery of the home.
