Questions Sellers Ask
Why sell with a manufactured home dealer instead of a real estate agent?
In California, most homes in mobile home communities are sold as personal property, with a title transfer through HCD, rather than as traditional real estate. Many real estate agents focus on houses and condos and are less familiar with park approvals, HCD title transfers, and manufactured home financing. As a licensed manufactured home dealer, this is all we do. We know the parks, hear from buyers looking specifically for manufactured homes every day, and have an in-house financing team that helps those buyers get approved. How much does it cost to list my mobile home with Galaxy Homes?
There are no upfront costs. Our fee is a commission based on the sale price, and it's negotiable. It's paid at closing from the sale proceeds, so you pay nothing until your home sells. It covers professional photography, marketing, park approvals, and escrow, and it allows us to work with agents who bring buyers to your home, which widens your pool of buyers. We'll go over the exact fee during your free home evaluation.
How long does it take to sell a mobile or manufactured home?
It varies a lot. Some homes sell right away, and others take months, depending on the home's price, the park's space rent, and current interest rates. Once you accept an offer, escrow typically closes in 30 to 45 days when the buyer has a loan, and sooner with a cash buyer. Every buyer also needs the park's approval, which can take up to 15 days. We'll talk through what to expect for your home during your free evaluation.
Do I need park approval to sell my mobile home?
Yes. In most mobile home communities, you'll first need to let park management know you plan to sell. Then the park must approve your buyer before the sale can close, usually based on things like credit, income, and the park's rules. Approval can take up to 15 days. We have long-standing relationships with many park owners and management companies throughout Southern California, so we know what each community requires and guide you through both steps to keep your sale on track.
What's the difference between listing my home and selling it for cash?
Listing your home is the way to get the best price. We market it to buyers and handle the park approval, negotiation, and escrow, but it often takes longer, involves showings, and may require repairs before it can sell. Selling for cash is faster and simpler: no showings, no inspections, and no repairs or improvements needed. The trade-off is that a cash offer will be lower than what you could get by listing. If you're not sure which is right for you, we're happy to walk through both options.
Can I sell my mobile home if it's older or needs repairs?
Yes. We sell homes of every age and condition, including older mobile homes built before 1976. Some parks require repairs to the outside of the home before it can be sold, and those can be handled by either the seller or the buyer, depending on what's negotiated. If your home needs work, we'll tell you honestly which repairs are worth making before listing and which aren't. And if you'd rather skip repairs altogether, you can sell it as-is for cash.
Can I sell my home if I still owe money on it?
Yes. Many sellers still have a loan on their home. Your loan is paid off from the sale proceeds at closing, through escrow, and you receive what's left. If you think you might owe more than your home will sell for, talk to us early so we can go over your options.
How do you decide what my home is worth?
We start with a free home evaluation. We look at your home in person and compare it to recent sales in your park and nearby communities. A manufactured home's value depends on its size, age, condition, and upgrades, as well as the community itself, including its space rent and whether it's All Ages or 55+. Then we give you an honest pricing recommendation, not a lowball or a wishful number, so your home attracts buyers and sells for the best price the market will support.
