One of the largest parks in Brea, Crestmont has been part of the community since 1971. It's a family-friendly all-ages park close to shopping, schools, and everyday amenities — a popular choice for buyers who need flexibility on age restrictions.

A well-regarded senior community in Brea with a clubhouse, pool, and recreational facilities. Space rent here is notably lower than many other Brea parks, making it an attractive option for 55+ buyers watching their monthly costs. Pets are welcome (up to 2, under 30 lbs).



Rancho Brea Mobile Home Estates — 1414 W. Central Avenue All Ages | 100 spaces | Rent controlled

Rancho Brea sits right on the Brea/La Habra border — it carries a Brea mailing address but is close enough to the city line that buyers should confirm the exact city jurisdiction if that matters for their needs. What makes this park stand out is that it's rent controlled, with a required 90-day notice before any rent increase. Amenities include a clubhouse, pool, spa, and laundry room. For buyers prioritizing long-term housing cost stability, that rent control status is a significant benefit.

Brea isn't the cheapest market for manufactured home living — space rent across these communities ranges from roughly $1,250 to $2,300/month, reflecting the city's desirability and OC location.
