Here's the thing almost nobody explains upfront: if you're buying a home that's going into a land-lease community — a park where you own the home but pay lot rent or space rent — you're not getting a traditional mortgage. You can't. A mortgage is secured by the land, and you're not buying the land.


Instead, this type of purchase almost always uses what's called a chattel loan. It finances the home as personal property, similar to how a car loan works — not real estate. That changes your down payment numbers completely from what you'd find in generic mortgage articles talking about FHA or VA loans for land-home packages.


The Real Down Payment Numbers

  • 5% down — the realistic floor, the minimum. This is for buyers with really strong credit scores, usually 700+.
