7 Manufactured Home Myths We Still Hear (and the Truth Behind Them)

Myth #1: You Have to Pay Cash

Many buyers contact us assuming financing isn't available for manufactured homes.

Fortunately, financing options do exist, and some buyers may qualify with down payments starting as low as 5%, depending on their overall financial picture and lender guidelines.

One of Galaxy Homes' biggest differentiators is our full-service finance department. Rather than handing buyers a list of lenders and asking them to figure it out on their own, our finance team works directly with buyers throughout the process.

Nicole and our finance department help buyers understand their options, collect documentation, communicate with lenders, answer questions, and guide them from application to closing. For many first-time buyers, having an experienced team helping manage the financing process makes buying a manufactured home far less intimidating.

Myth #2: Manufactured Homes Are Only for Retirees

While Southern California certainly has many wonderful 55+ communities, there are also numerous all-age parks that are home to families, young professionals, and first-time buyers.

In fact, many Galaxy Homes clients are families looking for three or four bedrooms, access to desirable school districts, and a more affordable path to homeownership in Orange, Los Angeles, Riverside, and San Bernardino Counties. Manufactured homes allow many buyers to own a home in communities that might otherwise be financially out of reach.

Myth #3: Manufactured Homes Always Lose Value

This may be the myth we hear most often.

While no home's future value can ever be guaranteed, today's manufactured housing market tells a much different story than many people expect.

According to a 2026 Realtor.com study, manufactured homes sold with land appreciated 70.1% between 2019 and 2026, outperforming traditional single-family homes, which appreciated 58.6% during the same period. Even manufactured homes sold without land appreciated 51.6% over those seven years.

Of course, every home is unique. Community desirability, location, condition, upgrades, floor plan, inventory levels, and overall market demand all play an important role in resale value.

At Galaxy Homes, we've seen well-priced homes in sought-after communities attract multiple interested buyers and sell quickly. The idea that manufactured homes automatically depreciate simply doesn't align with what many buyers and sellers are experiencing in today's market.

Myth #4: Park Approval Is Just a Formality

This myth can create some of the biggest headaches for buyers.

Most manufactured home communities have an approval process, and requirements can vary significantly from park to park. Income, credit history, occupancy, pets, and background information may all be considered.

One of the ways Galaxy Homes helps buyers is by discussing park requirements upfront and identifying potential concerns before an application is submitted. While no dealer can guarantee park approval, understanding expectations early often helps buyers avoid unnecessary delays and disappointment.

Myth #5: Manufactured Homes Are Just Trailers

Many people still picture old trailers with dark wood paneling, tiny kitchens, and narrow hallways when they think about manufactured housing. Then they walk into a newer home and are genuinely amazed.

Today's manufactured homes commonly feature open floor plans, large kitchen islands, stainless steel appliances, drywall throughout, energy-efficient windows, walk-in closets, and spacious primary suites.

One of our favorite reactions during showings is hearing visitors say:

"Wait... this is a manufactured home?"

The product has evolved dramatically over the years, but many people's perceptions simply haven't caught up.

Myth #6: Insurance Is Impossible to Get

Insurance is an important part of purchasing any home, but buyers don't need to navigate the process alone.

Galaxy Homes helps buyers understand insurance requirements early in the transaction and can assist in connecting buyers with insurance providers that specialize in manufactured housing. By addressing insurance needs early, buyers can avoid last-minute surprises and feel confident that coverage will be in place before escrow closes.

Myth #7: Buying a Manufactured Home Is More Complicated Than Buying a Traditional House

Many buyers assume purchasing a manufactured home is an entirely different experience from buying a conventional house. In reality, the process is remarkably similar, although manufactured home paperwork is a lot more straight forward!

Buyers still work through financing, escrow, insurance, document signing, a final walkthrough, and move-in preparations. The biggest difference for homes located in manufactured home communities is the park approval process.

At Galaxy Homes, our team guides buyers through every step—from financing and home selection to escrow, insurance, park approval, and move-in day—helping make the experience feel familiar, organized, and exciting.

Final Thoughts

Manufactured housing has changed dramatically over the years, but many of the myths surrounding it haven't kept up.
